Buy to let investors should consider properties near universities
to capitalise on strong demand for rental accommodation from
students, it has been claimed.
By opting for student properties, landlords can help to ensure a
good return at a time when certain sectors of the housing market
are showing signs of slowing down, according to property investment
specialists Assetz.
Moreover, the yields are such that mortgages can be paid off with
let to student tenants much faster than is the case in other
sectors, Stuart Law, chief executive of Assetz said.
He explained: "Student property has such high income that you can
often repay a mortgage within 20 years, making it one of the most
lucrative investment opportunities in the current market.
"Student numbers have significantly increased over recent years,
yet the majority of university campuses are not able to keep up
with demand."
Student homes provide landlords with rental yields of between six
per cent and 7.5 per cent in the first year, according to Assetz'
research.
